Your building (s) existing and in use for years without Planning Permit is illegal. Planning Permit is the only document that authorise you to embark on your constructi on .
On-the-job experience gatheredovertime revealed that Developers always embarked on these illegal development because of some reasons: (i) Inexperience and lack of adequate information or knowledge on the need and how to process the Planning Permit; (ii) Bureaucratic bottleneck experienced in the processing of relevant documents towards the procurement of the Permit; (iii) Land secure from being encroached upon by the land grabbers “Omo –onile .” (iv) Complying with terms and conditions on the credit facilities got from the financial institutions, etc.
However, if your building had bei ng developed illegally, fear not and raise your hope by following the process below to perfect and legalize it.
ii. Take the architectural drawings prepared by the architect; the title document (determines ownership); Survey Plan (determines zoning and acqusition ) to the District Planning Office where your property is located for preliminary clearance and assessment.
iii. Once it has been cleared and assessed, pay all the prescribed statutory fees with evidence of tax payment/clearance
iv. Collect a letter of structural stability / letter of Undertaking from the engineer that supervised the construction or a Non- Destructive Integrity Test (NDIT) from Material Testing Laboratory
v. Submit all the above and other necessary documents mentioned earlier to the district office where the assessment was done . Please, note that before registration an officer will follow you to the site for inspection.
